Tips for Tenants

-Read through your lease. It sounds simple, but many renters don’t do it. This is the best way to know exactly what is expected of both you, and your landlord. 

-Get renters insurance to protect yourself. 

-Document the condition of the home at move-in and move-out. This will ensure that you and your landlord are on the same page when reviewing any changes to the property that may affect the return of your security deposit. 

-Set up automatic bill payment for your rent to guarantee you’re always on time.  

-Replace the filters for the HVAC system on a regular basis, but at least every 6 months. This will extend the life of the system, improve air quality, and avoid higher energy bills. 

-Clean regularly. Make sure that you are using the appropriate products on different surfaces. A clean home is good for you, shows the owner that you respect their property, and helps make sure that you will get back your security deposit. 

-Be sure that you are aware if there is a HOA, and if so, what the rules and regulations are. 

-Keep everything in writing. This will lessen the likelihood of any misunderstandings between you and the landlord.

-Use your fans year-round. They aren’t just for Summer; reverse the direction and they will force warm air down. 

-Contact your landlord prior to making any big changes, like the addition of a pet or tenant.
